About Lucy

The story behind
the name.

Lucy got her start in real estate in 2006, earning her license while stationed in Oklahoma with her husband, Jim. They were an Army family — Oklahoma, Germany, Texas, Korea, and eventually Georgia — so she's moved the way a lot of her military clients move, and knows what it takes to get a house lined up around orders.

Being on the agent side taught her how much the lender matters to whether a deal closes on time. So in February 2022 she got her lending license and started Lucy the Lender. She's leaned hard into VA loans in particular — she's navigated one herself as a military spouse, so she's not learning the entitlement and funding-fee rules from a manual.

"I want you to be educated on the process."

Serving, or served?

Lucy's specialty — she's navigated a VA loan herself as a military spouse.
VA loans
Zero down, no monthly MI
Eligible veterans and active-duty service members can finance 100%. Lucy handles entitlement and funding-fee questions directly rather than handing them off.

Buying your first home?

The order of operations matters more than the product.
FHA
From about 3.5% down
Backed by the Federal Housing Administration, so there is more flexibility on credit. Often where first-time buyers land.
First-time buyer
Georgia Dream assistance
State down payment assistance for eligible first-time buyers, paired with a conventional or FHA loan.

Something else?

Strong credit, a higher-value home, or a rural address.
Conventional
From 3% down
The most flexible on property type and terms, and the mortgage insurance can come off once you reach 20% equity.
USDA rural
Zero down
Don't let the name fool you: USDA covers more suburban and small-town Georgia than people expect, not just farmland. Send Lucy the address and she will check it.
Jumbo
Above your county limit
Stronger credit and reserves, with guidelines that vary lender to lender — exactly where shopping multiple lenders pays off.

Not sure which one fits?

That is genuinely Lucy's job, not yours. One call and she will tell you which programs you qualify for and what each would cost you.

The hard part

The VA funding fee is real money, and it is usually financed rather than waived.

Zero down is the headline everyone repeats. The part that gets left out: on a first-time use with no down payment, the funding fee is 2.15% of the loan — about $6,450 on a $300,000 purchase. Most buyers finance it, which means paying interest on it for as long as they keep the loan.

Who it affects: anyone not receiving VA disability compensation — the exemption most buyers have never been told exists.

What Lucy does: checks your exemption status first, then runs VA against conventional on total cost so you can see both before you choose. Sometimes VA does not win, and she will tell you that.

What happens next

Four steps, and you know where you stand.

Nothing here is a surprise, and nothing happens without Lucy telling you first. This is the whole first week.

  1. 1

    A conversation

Fifteen minutes on the phone. What you are trying to buy, what you have saved, what worries you. No documents yet.
  2. 2

    She tells you the options

Which programs you qualify for, what each would actually cost, and the tradeoff on each one. Including the ones that do not suit you.
  3. 3

    Documents, once

She asks for everything up front rather than in dribs. Missing pay stubs are what actually delay files, so they get collected early.
  4. 4

A pre-approval you can shop with

A real letter your agent can put behind an offer — and from here, you always know which step you are on.
Answers

Questions Georgia buyers ask.

General answers — every situation is different, so treat these as a starting point rather than a quote.

What's the difference between working with Lucy and going straight to a bank?

A bank can only offer you its own products. As a broker under EDGE Home Finance, Lucy shops multiple lenders against your file — which matters most on jumbo loans and thinner-credit files, where guidelines vary a lot lender to lender.

What states is Lucy licensed in?

Alabama, Florida, Georgia, Indiana, North Carolina, Rhode Island, South Carolina, Tennessee, Texas and Virginia. Georgia is home base.

How much down payment do I actually need?

As low as 3% on a conventional loan for qualifying first-time buyers, around 3.5% on FHA, and zero down on VA or USDA if you're eligible. Georgia Dream assistance can cover part of it. Most buyers land somewhere between 5% and 20% depending on whether they want to avoid mortgage insurance.

How long does closing actually take?

Most purchase loans close in 30 to 45 days from a fully submitted application. You'll receive a Closing Disclosure at least three business days before closing so you have time to review the numbers.

Do you work with first-time homebuyers?

Yes — it's a large part of the business, including Georgia Dream down payment assistance paired with a conventional or FHA loan. The most useful thing a first-time buyer can do is get pre-approved before touring homes.

What's the first step to get started?

A conversation. Lucy will tell you which programs you qualify for and what each would actually cost you, then get you a pre-approval you can shop with. Call (580) 284-7244 or start an application online.
